What types of floor plans are available?
We offer two floor plans:
Allison – 2 bedroom / 1 bathroom, 975 square feet
Willow – 1 bedroom / 1 bathroom, 684 square feet
What is included in the rent?
Rent includes water, sewer, garbage, common area utilities, and one assigned parking space. Storage units are available for rent at $50 per month.
Which utilities are included, and which are the resident’s responsibility?
Water, sewer, garbage, and common area utilities are included in rent. Residents are responsible for electricity, as well as personal services such as cable and Wi-Fi.
Are apartments furnished or unfurnished?
All apartments are unfurnished.
What in-home amenities are included?
Homes feature wood-style flooring, granite countertops, and walk-in closets in select units.
What laundry options are available?
Each apartment includes an in-unit washer and dryer.
What community amenities are available?
The community offers a dog relief station for resident convenience.
Is there a fitness center or gym on-site?
No, there is not a fitness center on-site.
Is there a community clubhouse or lounge area?
There is a leasing office that includes a soda bar for residents and guests.
Are EV charging stations or bike storage available?
No, EV charging stations and bike storage are not available.
Are co-working spaces or business centers available?
No, dedicated co-working or business center spaces are not available.
Do you offer smart home or modern technology features?
Smart home features are not currently offered.
Are there outdoor community spaces such as patios or decks?
Yes, each unit includes a private outdoor patio or deck.
Are there eco-friendly or green features?
A recycling bin is available in the garbage area.
How can I schedule a tour?
Walk-in tours are welcome, and scheduled tours may be booked through our website.
Is the community pet-friendly? What are the pet policies and fees?
Yes, we are pet-friendly. The deposit is $500 for the first pet and $300 for each additional pet. Monthly pet rent is $35 per pet.
Is renters insurance required?
Yes. Residents must maintain renters insurance with a minimum of $100,000 in personal liability coverage, and all leaseholders must be listed on the policy.
What is the application process?
Applications must be submitted through our website along with required documentation, including:
Proof of income (2.5× the monthly rent)
Valid photo ID
ESA letter, if applicable
Once the application is complete, management collects the $45 application fee before submitting it for third-party screening.
If approved, applicants must submit a $500 non-refundable holding deposit, which is applied toward the security deposit and holds the unit for up to two weeks.
Before lease preparation, residents must provide proof of renters insurance and a PGE account number.
Keys are released once the lease and all addendums are signed and all move-in funds are paid. Rent and security deposits must be submitted as separate payments.
What lease terms are offered?
During the first year, we offer 12-month leases. After the first year, renewal options range from 12 to 18 months.
Is there an application fee?
Yes, the application fee is $45 per adult (18 and older).
Are co-signers or guarantors allowed?
Yes. Co-signers or guarantors must earn at least 5× the monthly rent in gross income.
How can I pay rent?
Rent may be paid online through the resident portal, or by cashier’s check, money order, or personal check.
If an online payment or personal check is returned for insufficient funds, an NSF fee will be charged, and the resident will no longer be eligible to pay online or by personal check.
Is the community pet-friendly, and are there pet amenities?
Yes. The community includes a dog relief station with waste bags provided.
Is there a pet deposit or monthly pet rent?
The pet deposit is $500 for the first pet and $300 for each additional pet, along with $35 monthly pet rent per pet.
Is parking available? Is it assigned?
Each apartment includes one assigned parking space. There are six visitor spaces available on a first-come, first-served basis.
Is guest parking available?
Yes, six guest parking spaces are available on a first-come, first-served basis.
How are utilities set up?
Residents must establish electricity service with PGE and provide their account number to the office. Residents are also responsible for setting up and managing their own Wi-Fi and cable services.
Is the community gated or secured?
The community is not gated or secured.
Are there security cameras or patrol services?
Security cameras are installed on the property.
How are emergency maintenance requests handled?
For emergency maintenance needs, residents should email the Community Manager.
What public transportation options are nearby?
The Keizer Transit Center is located approximately 1.4 miles from the community.
What schools serve the area?
The community is served by Gubster Elementary School, Whiteaker Middle School, and McNary High School.
Are grocery stores, restaurants, and shopping nearby?
